Calgary’s housing market continued to moderate in August, with 1,660 sales, a 16% decline compared with the same month last year. New listings also slowed, falling nearly 10% to 3,141, while inventory settled at 6,509 homes.
With sales easing more quickly than supply, the city moved toward more balanced conditions, reaching nearly four months of inventory. However, market conditions continue to vary considerably by property type, location and price range. Detached and semi-detached homes have remained relatively stable, while apartment-style condominiums are experiencing higher supply levels and greater downward pressure on prices.
The total residential benchmark price was $569,800, similar to the previous month and 1% below August 2025. While the overall market has become more favourable for buyers, well-positioned properties in desirable areas continue to attract interest. Calgary is not moving as one uniform market, making localized insight, accurate pricing and a property-specific strategy increasingly important.
Calgary Luxury & West Side Market Update
Within the broader market, activity at the upper end continued to show resilience, an important distinction that can be lost in the citywide numbers.
Sales of homes priced above $1 million increased compared with last year, supported by greater selection and continued confidence among luxury and move-up buyers. In the $1.5 million-plus category, 33 homes sold in August, compared with 30 during the same month last year. Although modest, this increase stands out against the broader decline in citywide activity.
West Calgary remains one of the city’s strongest-performing areas. The detached benchmark price reached $992,500 in August, an increase of 2.78% year over year. With just 2.34 months of detached-home supply, compared with 3.39 months citywide, desirable properties in Calgary’s premium western communities continue to benefit from relatively tight conditions.
What does this mean for buyers and sellers?
For buyers, improved selection above $1 million is creating more opportunity to compare properties carefully and make thoughtful decisions. For sellers, demand remains present, particularly for well-positioned detached homes in desirable communities. However, today’s buyers are increasingly selective, making strategic pricing, thoughtful preparation and elevated marketing especially important.
In today’s more nuanced market, the strongest opportunities are found by looking beyond citywide averages and closely evaluating the conditions within each specific community and price range.
